In this extended buyers market, the market value of homes is increasingly hard to predict and understand. This results in unrealistic low-ball offers as well unrealistic expectations on the part of sellers.

What is the best strategy for making a successful offer to purchase without offering the seller too much? The answer is to conduct a thorough analysis of a home's value using all available data and intelligence. In addition to using comparables, similar homes nearby that recently sold, a buyer should factor in local area appreciation, estimated replacement value and local price per square foot, and evaluate the tax trends to create a more accurate composite view of value. This approach goes well beyond the typical "one-click" competitive market analysis (CMA) most commonly used.
