Price is intangible. It involves perception and is a reflection of all the other factors. Because price is a primary means of achieving our objectives, it is the most important decision to be made. Before listing your home for sale it is prudent to undergo a strategic evaluation of the required repairs and replacements, and the eventual impact of acting or not acting on those items. Even more critical is a thorough analysis of the various factors that together determine a realistic market value of your property. There are many different approaches to setting a list price but unfortunately most are overly simplistic and based on overly generalized market data that assumes homes are more similar than they actually are. My approach provides a much more predictive
and reliable price recommendation than standard "one click competitive
market analysis (CMA)" approaches that have been the norm in the
industry.
